Loft Conversion In Grays, Essex

The reason for just a Velux conversion in this instance was because at the time planning was required to have a dormer and on this instance the local council declined the planning application to have the dormer on the back of the house. This is not relevant anymore as planning regulations have changed; now you do not need planning for dormers unless the dormer is more than 50 cubic metres.

With this conversion we created a large landing for an office and an additional two bedrooms, the large landing was too small to be a room or bathroom and just too big to have as a landing so the client converted the area to an office area making use of the unused space.

Having engineered oak flooring thought this space looked fantastic, it was also a light colour and reflected the light well making the loft look a lot more bigger. Not that the loft space was small, however if there had been a dormer there would have been a lot more space.

We also installed a pine handrail and stained the wood to make it look as if it was a hardwood, this added to the look of the loft conversion. With the five Velux sky lights in the loft space there was no shortage of natural light, again appearing for the loft to be bigger than what it was.

One of the designs of this loft was to have a lot of storage space, so all around the loft there where cupboards to use as storage rooms, this is a great way of making use of any unusable space.

Fire doors were also installed in every living space throughout the home to comply with building regulations, this is normally were people upgrade their doors and go for a more modern looking door such as a six panel door.  Smoke alarms were also installed in the hallways again to comply with fire regulations, they are also linked so if one goes off they all do.

Case Study

Brian was looking to add two rooms and an office to his loft. Having family from overseas staying often and the need of having an office due to the work he carried out meant that it was either sell the house or expand it.

When looking at the costs of other homes, it seemed like he would be taking a step down if he moved. He didn’t want to move home, why should he? He had already spent money on an extension so a loft conversion felt like the only way forward.

The work went ahead smoothly with no problems, the Velux conversion only took six weeks to complete. Due to the layout of the house instead of having a serape room for an office we made the hallway big and open planned which created a lot of extra space and looked pleasing to the eye.

Throughout the build Brian was kept up to date on everything that was going on daily, the project was completed in good time Brian was very impressed with the work after the job had been completed.
