This loft conversion in Benfleet was carried out on a semi-detached bungalow on Chestfield Avenue in Benfleet, Essex. The property sat in a quiet residential street, typical of the local area with good-sized plots but limited space upstairs. Like many bungalows in Benfleet, the home had a generous footprint but an underused loft, making it ideal for a dormer conversion.
The homeowners were a growing family who wanted to stay in Benfleet rather than move. Their aim was to transform the loft into two new bedrooms and a bathroom, giving their children their own rooms and providing the house with a much more practical layout. They also wanted the design to feel like a natural continuation of the home, not an “add-on,” and to add value should they sell in future.
The property was located directly beside an overhead power cable, which restricted crane access.
The internal steelwork required to support the new loft weighed over 900kg in total. Because of the power lines, the steels could not be lifted into place in one piece.
Our solution: the steels were spliced into smaller sections and installed manually on-site.
We also removed and set back an existing bedroom wall to create space for the new staircase while maintaining flow on the first floor.
Each new loft room had both a UPVC window and a Velux roof window, ensuring excellent natural light and ventilation.
Careful planning meant the loft retained good head height, making the rooms feel spacious and comfortable.
The loft was successfully transformed into two bright bedrooms and a modern bathroom, adding valuable new space and increasing the property’s market value. The project blended seamlessly with the existing home while overcoming the technical challenges of the location.
