This project was carried out on a new build home in Grays, on the site formerly occupied by Thurrock Technical College.

Client’s Goal

The homeowners had recently welcomed a newborn and needed to create an extra bedroom with en-suite, while also making the most of the unused loft space.

Conversion Type

This was a truss loft conversion in a property less than two years old. The design included a rear dormer with a glass Juliet balcony, providing both natural light and views, plus an en-suite bathroom and a large front eaves storage area.

Challenges

  • The property’s truss roof required significant structural steelwork to open up the loft safely.
  • The house had a solar water heating system at the front, which had to be carefully repositioned to accommodate the new Velux windows.

Design Choices

  • A sleek glass Juliet balcony was added to the dormer, enhancing natural light and providing a sense of openness.
  • Smart use of the front eaves for storage, keeping the main bedroom uncluttered.
  • Contemporary en-suite designed for convenience and comfort.

Result

  • A brand-new bedroom with en-suite bathroom suitable for a growing family.
  • Additional storage space within the eaves.
