The Process Of Converting Your Garage

Planning & Design

Most of the times you do not need planning permission to have a garage conversion but you will need building regulations to be drawn up in order for you to lawfully convert your garage. However different planning rules apply to different councils, but don’t worry it’s very easy to find this out. This stage can be slightly complicated but we can help you out.

Fox Conversions will prepare building regulations and submit them to the local council for approval we will then ask for a first payment no deposit before hand is required. After getting the go ahead will we contract you and inform you to arrange a start date.
 
Once your start date is confirmed, Fox Conversions will arrive on-site as scheduled and begin work immediately. On day one, after materials are delivered and work begins, we’ll request the second stage payment.

First Fix
During the first week, you’ll see your garage space transform. The existing garage door will be removed, internal walls will be drylined and prepared for plastering, and the plumbing and electrics will be installed. The new floor will be laid, and the opening into your main home will be created—forming the foundation of your new room.

Second Fix
Next, we’ll move to finishing details. The walls will be plastered, and interior fittings such as skirting boards, door frames, doors, architraves, and window boards will be installed. All surfaces will be prepped and ready for decoration. Electrical fittings will be completed, and radiators installed where required—bringing warmth and comfort to your new space.

Completion

Once the work is complete, a building inspector will visit your home to ensure everything meets current building regulations. We only request the final payment when both you and the inspector are fully satisfied with the results.

 The Challenge

The client wanted to maximise the ground floor of their house by converting a disused double garage into a space that could serve as an extended office, additional living room, or even a playroom.

As garage conversion specialists, we knew this project would require a careful blend of structural know-how and precision carpentry — especially as it involved a timber-framed property.

 The building

  • Garage door removed and replaced with a bay window framed in a matching brickwork to blend seamlessly with the house’s existing exterior.
  • A small brick extension was added to the rear of the garage to make the space more versatile.
  • We removed the internal wall separating the garage from the home and opened up the back section.
  • A large external wall was taken down, and a steel beam was installed to support the structure above — opening up the floorplan and allowing light to flow through.

Thanks to our in-house interior building skills, we were able to match finishes and materials, delivering a flawless transition between the old and new areas.

The Result

The newly converted space dramatically improved the home's layout. The client now enjoys:
