The Situation
The owners of this 1930s semi on Darneth Road loved their home but had run out of space. Moving wasn’t an option — they wanted to stay close to family and the estuary. What they really needed was a calm, light-filled master suite with proper storage and a view.
After a quick survey, it was clear the loft had the height and structure for a hip-to-gable with rear dormer — the perfect way to unlock the unused potential upstairs.What We Did
The existing roof was more than forty years old, with handmade clay tiles that had seen better days. We stripped it right back, re-roofed using Marley cambered clay tiles and Code 4 leadwork, and built a solid new structure designed to last.
To carry the new floor, we installed 203 × 133 UB steel beams with spliced connections, chosen specifically to suit the tight site access without compromising strength.Once watertight, we installed PIR insulation to current Building Regulations, framed new stud walls, and set the staircase neatly over the existing landing to maintain head height. Inside, every detail was finished to match the character of the house — oak stairs and doors, clean plasterwork, and modern wiring and plumbing throughout.
The Result
The finished loft delivers more than 27 m² of new living space and has completely transformed the home.
Master bedroom (17.8 m²): flooded with natural light from Velux roof windows overlooking the Thames Estuary.
Bathroom (6.2 m²): a luxury retreat with freestanding bath, double shower and twin basins.
Walk-in wardrobe (3.1 m²): fitted storage that keeps the room open and clutter-free.
The result is a private floor that feels part of the original house — warm, quiet, and beautifully finished. The owners now have the space they always wanted, without the stress or cost of moving, and a property that’s gained significant value in the process.
