Recent Loft Conversion Project in Leigh-on-Sea

The owners of this 1930s semi on Darneth Road had lived there for years but had outgrown the space. They wanted a proper master suite upstairs with estuary views, but moving wasn’t on the cards. The loft had the height, so a hip-to-gable with a rear dormer was the right answer.

What we did
The existing roof was over 40 years old with handmade clay tiles that were long past their best. We stripped it back completely and re-roofed in new Marley cambered clay tiles with fresh Code 4 leadwork. To carry the new floor, we installed 203x133 UB steels with spliced connections – the only way to get them in given the site access.

Once the shell was watertight, we laid PIR insulation to meet current regs, formed stud walls, and built the new staircase neatly over the existing landing to keep headroom. Oak joinery was used on the doors and stairs to match the rest of the house.

The result
The Darneth Road project shows how a hip-to-gable loft conversion Leigh on Sea can create over 27m² of new living space, including a full master suite with estuary views. At the front, a 17.8 m² master bedroom with Velux roof windows looking out towards the Thames estuary. At the back, a 6.2 m² bathroom with a freestanding bath, double shower tray and twin basins.
