If you live in Billericay and are thinking about converting your loft, the first question is usually a simple one: how much is it going to cost? The honest answer is that it depends on your property, but not in the vague way most guides mean. It depends mostly on what your roof was built to do in the first place. Here is what we charge and why, based on the conversions we have done across Billericay and the surrounding villages.
Typical loft conversion costs in Billericay
A loft conversion on a typical Billericay semi runs around £55,000. On a bungalow it is closer to £70,000. Those are figures for a finished conversion, not a starting price that climbs once the work begins.
The gap between a semi and a bungalow is not about size. It is about structure.
A standard Billericay semi already has a roof built with some usable volume under it. We work with the existing rafters, add steel where the calculations require it, and build the new floor into a structure that was broadly meant to carry weight.
A true bungalow is a different job. Many of the bungalows around Billericay were built in the 1960s and 70s with shallow trussed roofs, engineered to hold the roof up and nothing else. Those trusses cannot simply be cut away. To make the loft usable we restructure the roof entirely, with new steels and rafters, and often a dormer or a raised ridge to win back head height the roof never had. The ground floor ceiling joists were never sized to carry a bedroom above, so the new floor has to be built up to take the load. That structural work is where the cost sits.
One exception worth knowing: if you have a chalet bungalow, you already have rooms in the roof and usable height, so those convert closer to semi money than full bungalow money.
What affects the price
Barn and outbuilding conversions
Billericay and its surrounding villages have a fair number of barns and larger outbuildings. These are a different job to a house loft, with more involved structure, insulation and planning, and the cost depends heavily on the condition of the existing building. If that is what you are looking at, it is worth a conversation rather than a figure off a page.
Planning and permissions in Billericay
Most loft conversions fall under permitted development, which means you will not need full planning permission. If your property is in a conservation area, or the plans exceed the permitted limits, you may need to apply. Billericay sits under Basildon Borough Council for planning, and we handle that process for you. Every conversion goes through building control regardless, which is the part that signs off the structure and fire safety, and we manage that from submission to the final certificate.
The honest bit
These figures assume the job is done properly, the structure is right, and it is signed off. If a quote comes in a long way under these numbers, it is worth asking what has been left out, because the structural work on a bungalow in particular is not something you want done cheaply.
